Begin with the source pack

Collect the signed lease and latest amendments before asking for a summary. Include guarantees and side letters where relevant. Associate the documents with the right asset and tenant. A clean source pack reduces confusion about which clause or rent is current.

Ask for evidence, then verify it

Ask the analyst to extract rent, its payment period, area, expiry, break terms, notice deadlines, indexation and guarantee details with source sections. Leave missing values marked unknown. Check material fields against the original passage before importing them into the register.

Keep the event date separate from the date a notice must be served. An extraction can help find a clause; applying a contractual right requires the responsible person's review. RICS guidance places professional oversight and output assurance within responsible AI practice.

Your practical exercise

Write a lease-review prompt that requires a clause reference for every material field. Add an instruction to identify missing amendments and ambiguous payment periods. Then list the three fields you would verify first before approving a renewal action.

Prompt template

A useful review request

Extract the rent and its payment period, expiry, break conditions and notice deadline. Cite the document section for each field. Show unknown values explicitly and flag any conflicting amendments. Treat the output as a draft for review.

Your action checklist

  • Include amendments.
  • Demand source sections.
  • Verify dates and payment periods.
  • Preserve the review record.

Check your understanding

The AI summary shows a break date but no notice deadline. What is the next step?
